Does the project have the necessary permits?

No, it does not.
The permits for Villas de Tamaragua will be requested after the purchase of the land, which is estimated to take about 6 months.
We estimate 6 months to a year to obtain the license.

Until then, payments are made in notarial custody, thus ensuring financial security.
The payments will be 100% refunded in case of failure to obtain the necessary licenses or in case the buyer justifiably relinquishes the property.

When is the work scheduled to start and be completed?

We estimate approximately one year for the start of construction of Villas de Tamaragua and three years for its completion.
During this period, buyers have the necessary time to manage their payments and plan their investments.

Destiny Home is committed to providing exceptional and recurring communication with all corporate partners until the delivery of the keys to the homes, ensuring a transparent and satisfactory buying experience.
Our company has experience in managing new developments on the island, so we know what are the most common fears and concerns of buyers until they can finally see the results of the home they have purchased.

Have the different contractors already been identified and appointed?

The only contractor appointed for the construction of Villas de Tamaragua is the company ICC Construcción, hand in hand with Galinor.
ICC Construction has 20 years of experience and more than 6,000 homes built in
Canary Islands.

The bathroom, the doors, the entrance of vehicles, all the accessories… If you are interested in knowing all the details about the real materials that will be used in the villas, ask us for the Building Specifications.

The Quality Report is a document that includes in detail all the materials that will be used in the building, in the interiors and even in the common areas, as well as the facilities that the building will have.

What other costs should be taken into account?

  • IGIC (Canary Islands General Indirect Tax): Tax levied on the purchase of new homes in the Canary Islands.
It is 7% of the price of the property.

  • Land Registry
  • Notary fees

What does pre-installation of air conditioning and electric car charger mean?

In order to have the Energy Certificate A+ (maximum efficiency rating) all the necessary adaptations will already be included in the house and ready for you to install a new unit or an electric charger.

What is the price for the installation of the pool and the solarium?

The estimated price for the pool and solarium at Villas de Tamaragua (optional extras) is around 22,000 euros.
The exact price will be determined at the time of purchase or installation by the builder.

Can solar panels be installed immediately as an option?

No, there is no prepositioning of solar panels.
Customers must manage the process on their own, including contacting suppliers, requesting quotes and accessing available subsidies.

But is it possible to install solar panels during construction?

Yes, it is possible to install solar panels during the construction of the houses, however, it is not necessary since the properties generate energy with aerothermal energy.
However, it is possible to combine aerothermal energy with solar panels to further maximize energy efficiency.

In the Canary Islands there are several subsidies and grants for the installation of solar panels.
These subsidies are promoted by both the regional and state governments with the aim of encouraging the use of renewable energies and reducing carbon emissions.

Can the pool be installed with heating? What would be the price?

The installation for heating water can range from 2,000 to 3,500 euros, an installation for which aerothermal energy could be used.
This system extracts energy from the outside air and converts it into heat using a heat pump, which can be up to four times more efficient than traditional heaters.
The aerothermal heat pump uses electrical energy (preferably from solar panels) to extract heat from the outside air and transfer it to the pool water.

Is there a map with the wind orientation?

All homes are designed and built with meticulous attention to orientation and location in order to maximize comfort and energy efficiency, ensuring maximum solar exposure and protection from prevailing winds.

Will I be free to sell or rent my home?

Once you have taken possession of your home and the cooperative has been dissolved, you will be free to sell or rent your home.
When properties are transferred to their owners through Escrituras de Compraventa, the homes become individual assets, so their owners will be able to sell or rent their homes as they would any other type of property.

Buying a house in cooperative is a very interesting way to invest in housing in Fuerteventura because you can buy your property with up to 25% discount, something that will help you get a higher return if you later decide to sell or rent.

Your new home in Fuerteventura with savings of up to 25%

Since 2021, the Canary Islands have shown an unusual trend in the real estate market: new construction is cheaper than second-hand housing. According to the Association of Registrars, in the first quarter of 2024, the average price of new construction in the Canary Islands stood at €2,110 per square meter, while used housing reached €2,243 per square meter.

These are some of the reasons why new construction in the Canary Islands is cheaper than second-hand housing:

Peripheral location: New homes tend to be located in less central areas than used homes, which are located in consolidated areas with all services nearby, raising their price.

Less Affected by Inflation: New construction housing transactions reflect prices defined years ago, as they are off-plan purchases, so they are not as affected by current inflation.

Supply Shortage: There is a limited supply of both new and second-hand housing, which increases demand and, consequently, prices.

Longer Delivery Times: Buyers prefer ready-to-move-in homes, which is more common in the second-hand market. Longer delivery times for new construction can be a disincentive for some buyers.

Finding new build developments in the Canary Islands can be difficult due to the scarcity of product. At Destiny Home, we are proud to be the first company to market new developments in Fuerteventura. We currently market Villas Tamaragua, the most ambitious new development on the island, with 110 cooperative housing units.
